Commercial painting is a logistics problem wearing a trade’s clothing. The coating decisions are usually straightforward; the hard part is finishing 4,000 square feet of occupied office between 7 pm Friday and 7 am Monday without a single visible drop sheet when the staff walk in.

Yes, the majority of our commercial work is done in occupied buildings. We work evenings, overnights and weekends, contain and strike each zone within a single shift, and specify low-VOC products so the space is re-occupiable the next business morning. There is no premium on after-hours work that is planned into the schedule from the start.
Can you handle a multi-unit turnover schedule?
Yes. For property managers we hold a standing turnover specification, an agreed product, colour and sheen schedule, so a vacated unit can be scheduled with a phone call rather than a fresh quote each time. Invoicing consolidates across units.
How is commercial pricing different from residential?
It is priced per square foot of coated surface rather than per room, and the two biggest multipliers are ceiling height and obstruction density. A 20-foot warehouse wall and a 9-foot office wall of the same square footage are not the same job. Access hours matter too, though we do not charge a premium for after-hours work that is planned rather than emergency.
