My new Brampton home is cracking. Is that a defect?
Almost always it is normal settlement, not a defect. Framing lumber in a recently built home continues to dry and shrink for several years, and Ontario’s humidity swing between August and February accelerates it. You typically see hairline cracks at drywall butt joints, along corner beads and above door openings in the second and third winters. Fill them and they come back; cut them out, bed reinforcing tape across them and build over it, and they stay closed.
Can you paint a basement apartment?
Yes, and it is a large share of what we do in Brampton. The key decisions are product and sequencing: below-grade space needs a mildew-resistant finish, and if there is any active moisture, efflorescence on the foundation wall, a musty smell, staining at the base of the drywall, that has to be resolved before painting rather than covered. Low basement ceilings also make spraying impractical, so we plan for brush and roll and price it honestly.
