North York is in the middle of a slow rebuild. Willowdale, Bayview Village and Lansing are full of 1950s bungalows on generous lots, and a steady share of them are being replaced with large custom homes. That produces two very different kinds of painting work happening on the same street.

Painting in North York, answered

We just finished a custom build. Does new drywall need primer?

Yes, and a real one. Fresh drywall and fresh joint compound are two different levels of absorbency sitting next to each other on the same wall. Skip the primer and the finish coat soaks into the compound differently from the board, so the joints read as dull bands through the paint, a defect that shows up within weeks and cannot be fixed without priming and repainting the whole wall. A thinned first finish coat is not a substitute for a drywall primer sealer.

Our reno added new drywall next to old plaster. Will you see the join?

Not if it is handled properly, and very obviously if it is not. The two substrates have different porosity and different surface texture, so the transition has to be skimmed to a single plane and then the whole wall primed uniformly. If someone paints straight over the join, you will see the boundary as a change in sheen for as long as that paint is on the wall.
