Burlington’s core stock is older than most people expect, a great deal of it built between the 1950s and the early 1980s. That means original oil-based trim, plaster or early drywall, and in some cases aluminium siding now on its third repaint.
Housing stock
1950s–1980s detached housing across the core and Aldershot, 1990s–2000s subdivisions in Millcroft and Orchard, and lakeshore properties with direct exposure.
What shapes a Burlington quote
- 01
Original oil-based trim
Mid-century Burlington trim is very likely alkyd. Waterborne paint over cured oil without a bonding primer will peel in sheets. We alcohol-swab test before quoting, every time.
- 02
Pre-1990 textured ceilings
Stipple and popcorn ceilings in this stock predate the change in manufacturing and must be lab-tested for asbestos before anyone scrapes them. No result, no scraping.
- 03
Escarpment versus lakeshore weather
The escarpment edge runs cooler and windier than the lakeshore. Exterior scheduling in April and October is genuinely different at the two ends of the city.

Painting in Burlington, answered
How do I know if my Burlington home has oil-based trim?
Rub an inconspicuous section with a cotton pad and a little denatured alcohol or methyl hydrate. If colour transfers to the pad, it is latex or acrylic. If nothing comes off, it is oil-based alkyd, which is very common in homes finished before the mid-2000s, and Burlington has a lot of that stock. It matters because waterborne paint applied straight over cured oil does not bond and will peel off in strips. The fix is simple: de-gloss and use a bonding primer.
My ceiling has a stipple texture. Can you just paint it?
Painting it is usually fine and is often the smart choice. Removing it is where the caution applies: if your home was built before roughly 1990, that texture may contain asbestos and must be lab-tested before anyone disturbs it. Intact textured ceiling that is simply painted over is not releasing fibres, it is scraping that creates the hazard. We test before removal, always, and if it comes back positive the work goes to a licensed abatement contractor.
How much does painting cost in the GTA?
We do not publish prices, because a number quoted without seeing your walls is a guess. What decides the cost is ceiling height, how much trim you have, and the condition of the substrate, none of which can be judged from square footage. The walkthrough is free, takes about 45 minutes, and ends with a fixed written quote.
Do you provide free estimates?
Yes. The walkthrough takes 45 to 60 minutes, costs nothing, and carries no obligation. You receive a written finish specification within 48 hours that names every surface, its coat count, its primer decision and its sheen. We would rather you compared that document against other quotes than compared bottom-line numbers, because three painting quotes are usually three different scopes.
What areas do you serve?
The Greater Toronto Area, the City of Toronto including Etobicoke, North York and Scarborough, plus Peel, York, Durham and Halton regions. That covers Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Burlington, Milton, Ajax, Pickering, Whitby, Oshawa, Newmarket and Aurora. If you are inside the GTA, we quote it.
